Since 1987, the family-owned and operated Krueger Development (kruegerdevelopment.com) has contributed to Lincoln’s residential and commercial marketplace by developing residential and commercial communities, retail centers, and multi-family residences.

In southeast Lincoln, off the corner of S 84th Street and Yankee Hill Road sits the Woodlands at Yankee Hill development. As this mostly residential neighborhood continues to grow, a demand for commercial space has followed.

The Woodlands at Yankee Hill has over 600 roof tops within its association with more homes being built every day. New public commercial builds like the Copple YMCA, Moore Middle School, and Standing Bear High School continue to bring new homebuyers to the area.

People move to the woodlands for the quality community and great location,” said director of residential development Christina Melgoza, “Many of the buyers are second time homebuyers upgrading from their starter home or folks downsizing from an acreage who still want easy access to outdoor activities. The Woodlands development offers accessibility to city conveniences and great school districts, while being across the street from Jensen Park, only 15 minutes from Wagon Train Lake or 10 minutes from Hidden Valley Golf Course.”

The commercial branch of this development is the Woodlands Enterprise Center, which has drastically expanded in the last year. An array of businesses including KinderCare, Lincoln Orthopedic Physical Therapy, Big Red Self Storage, Fritz + Lloyd Interiors, and Peak Design Builders have recently opened there.

“As the residential community continues to expand, there exists the demand for retailers, physicians, offices, industrial, and other services in the area,” said commercial property manager Allison Santana, “At the Woodlands Enterprise Center we offer a variety of structures to suite the individual needs of the user. For those clients with a garage door, mezzanine, and/or an exposed ceiling hanging on their wish list, we have plans to erect more steel frame buildings. There are also plans for five wood framed buildings to go up south of 8055 Yankee Woods ranging from 7,200-9,600 square feet.”

Rick Krueger and his staff will soon move their home office to the Woodlands development from the existing Yankee Hill Business Center off 14th and Yankee Hill. With the current expansion of this development, it makes sense for the Krueger Development office to be where the action is.

Along with the traditional residential lots and the commercial center, Krueger Development will break ground on a six-building apartment community in the northwest corner of the development this summer. Residents will enjoy the amenities of a clubhouse with workout room and commons space, an outdoor pool and surrounding views of a large pond and green space. The apartment management staff looks forward to renting the first units in 2025.
