A bold step toward sustainable urban living has arrived in Lincoln with the completion of the 23rd Street Net-Zero Live/Work project by Hoppe Development (hoppedevelopment.com). Located just steps from Antelope Valley Park and minutes from downtown, this innovative mixed-use development brings energy-efficient housing and entrepreneurial opportunity to the heart of the city.

This forward-thinking neighborhood-scale project combines net-zero-ready residential units with micro-commercial spaces. The 23rd St. Net-Zero project exemplifies a “missing middle” housing model that is compact, community-oriented and sustainable.

The project features nine net-zero-ready residential units, including studios, one, two and three-bedroom apartments and lofts. Each home is designed to meet U.S. Department of Energy Zero Energy Ready Home standards and is equipped with solar infrastructure and high-efficiency systems. The units are income-restricted to households earning up to 65% of the area median income, making sustainable living more accessible.

On the ground level, six micro-commercial bays are designed specifically for emerging food entrepreneurs. Each space includes shared amenities, outdoor seating and low-overhead lease terms that lower the barrier to entry for new business owners. Five of the six bays are already spoken for, including a location for Golden Goat Pizza.

The development is part of a larger neighborhood revitalization effort and was made possible through a mix of public and private partnerships. Support includes tax increment financing from the city of Lincoln, an ARPA grant from the Nebraska Department of Economic Development, energy incentives from Lincoln Electric System, and financing from Community Development Resources and Security First Bank.
